LAND in Workington could be set for 99 new homes if plans are approved by the council supporting 103 jobs in the construction process with £8,415,000 spent in the area.

Allerdale Borough Council has received an application for planning permission to build 99 new homes on land off Woodville Way.

The proposal is from Gleeson Homes and will see the homes built in an already residential area of High Harrington.

And plans are hailed as bringing economic benefits to the area, sustaining or creating 103 direct jobs and spending £8,415,000 on labour, goods and services in West Cumbria during the construction phase.

£165,923 additional annual council tax per annum will be put back into the economy after completion and Gleeson forecasts that 79 rental homes will be vacated by those moving into the new homes.

In supporting statements, the agent, Summit Town Planning has said the development will include a “a varied mix” of 12 house types of various sizes including two, three and four bed properties.

Housing development from Gleeson Homes are designed to be affordable and accessible to those looking to get a foot on the housing ladder.

Summit Town Planning said that 31.96 per cent of Gleeson’s customers are working age and their average household income is £32,400.

“They are focussed on building a range of affordable homes for sale to people on relatively low incomes to enable them to get on the property ladder and this is reflected in approximately 80 per cent of buyers being first time purchasers.

“The mixture of house types on this development will not only allow first time buyers to access the market but also facilitate movers who wish to downsize.”

Local authorities are able to enforce conditions on housebuilders, requiring them to build a certain percentage of affordable homes in the development. National planning policy requires that at least 10 per cent of housing is affordable in residential developments.

And Gleeson Homes has pledged to build 20 affordable homes in the High Harrington development.

The council has been told that the wooded area on the bounds of the site will be unaffected by the proposal.
