A HOUSING developer has put forward plans for 90 new homes to the west of Carlisle's City Centre.
Penrith-based housing developer Genesis Homes is seeking permission from Carlisle City Council to create a new development on current agricultural land located on the junction of Orton Road and Sandsfield Road, west of the city centre.
The application was put forward by Genesis Homes to Carlisle City Council on February 22.
The development will comprise a mixture of two to five bedroomed homes, with associated public open space in the form of a neighbourhood green for the community to enjoy.
An integrated Sustainable Urban Drainage System(Suds) is also proposed to manage flood and pollution risks and to help to enhance ecology at the site.
Managing director John Blue said: "Through this new housing development in Carlisle, Genesis Homes wants to create an attractive and sustainable new community within an exceptional landscape setting, helping to address a need for more housing in the local area.
"The development is of a scale that will complement other developments in adjacent areas, and the creation of these new homes will act as a catalyst for a new market area to boost the local economy.
"What is really important for Genesis Homes to get right is that we preserve the setting of the proposed development, and create a distinctive development full of character which is sensitive to, and enhances, the existing landscape," he said.
Streets and footpaths created within the development will be designed to incorporate suitable street tree planting, planted front gardens and will overlook and connect the proposed open green spaces.
An area opposite the site, to the south of Orton Road, is currently allocated for residential development, which is being developed by Story Homes.
Genesis Homes state they are looking to achieve an attractive and sustainable new community in an exceptional landscape setting; meet local housing needs as well as act as a catalyst for a new market area with a strong vision, whilst building upon a placemaking vision for the city - creating places that people want to live and work.
The plans aim to follow a similar line to the goals proposed by the St Cuthbert's Garden Village scheme, located on the southern edge of Carlisle.
St Cuthbert's Village includes the development of up to 10,000 new homes, new employment opportunities, community facilities and the creation of Carlisle's long-awaited southern link road.
