A PRIME development and investment opportunity has opened up in Carlisle city centre opposite the proposed Citadel campus site.

Victory House, a six-storey building facing the Victoria Viaduct, is accepting offers in the region of £675,000 for the freehold interest in the property.

The 27,000-square-foot property is considered suitable for a range of mixed commercial and residential uses and is being marketed by Walton Goodland.

The entire building is currently vacant pending sale, with the lower levels of the property having been unused for many years, making up for basic storage space.

A spokesperson from Walton Goodland said: "The property presents a rare and unique opportunity for the conversion of a dominant building which stands directly opposite the site of the proposed new University of Cumbria campus development.

"The building is extremely well located being central to all city centre shops and amenities as well as rail and bus terminals.

"The property lends itself to a vibrant mixed use scheme and in particular to student residences, apartments, hotel, leisure, café/bar, gym, restaurant and retail uses," they said.

The building is located next to the former Central Plaza Hotel before it was demolished in 2020.

The site of the former hotel has since received a 'number of expressions of interest' after being effectively ownerless for several years.

This opportunity however, is marketed as the perfect compliment to Carlisle's new 'transformative' university campus which is on track to open by 2026, as well as the development of Carlisle Railway Station.

The railway is one of the first projects within the Borderlands Inclusive Growth Deal to have funding approved with the investment transforming the station but also to strengthen the strategic connectivity of Carlisle and the wider Borderlands region.
