TWO 'unique opportunities' have emerged in Carlisle's Greenmarket as two businesses in a prime location hit the market.

The city centre cafe on Fisher Street, Brewed Awakenings is up for sale due to the upcoming owners' planned retirement.

Offers in the region of £95,000 are being accepted.

The property on offer holds a notably prominent corner position on Fisher Street, adjacent to the Old Town Hall and Guildhall Museum.

The three-storey property hosts a café on its ground floor featuring a sales counter, food displays, and substantial customer seating space.

The first floor, recently refurbished, is a restaurant area capable of seating approximately 60 customers.

Its ample outdoor seating area equipped with a canopy cover also makes it one of the best-viewed outdoor seating areas in Carlisle

A spokesperson from Cairgiet Cowan said: "The business offers a significant amount of potential to build on the healthy turnover and profits it is generating currently.

"The owners have invested significantly in the premises and this is shown through the exceptional fit-out within the building and external maintenance and appearance."

And just a stone's throw away, Carlisle's well-established Franco's Ristorante is also up for purchase ahead of retirement plans.

The restaurant on the corner position next to the Old Town Hall operates from a Grade I Listed building which is part of the historic Guildhall Museum dating back to 1407.

Franco's boasts a well-distributed layout including generously proportioned customer seating areas on the ground and first floors.

Since 1993, the restaurant has been serving traditional Italian cuisine.

Offers for the business are being sought in the region of £100,000, which would cover the 'business, trade name, fixtures and fittings as well as goodwill'.

"This is a rare opportunity to acquire a centrally positioned building that has not been offered to the market for over 30 years," a spokesperson said.
