AN existing flat roofed extension on a Carlisle industrial estate can be demolished after the plans were approved by Cumberland Council.

The planning application is for a site at a unit on Durranhill Industrial Estate in Brunel Way.

In addition to the proposed demolition the applicant is requesting permission for alterations and the insertion of new openings as well as the re-configuration of floorspace at the site.

Agrigroup, which is based at the Rosehill Industrial Estate, is also hoping to widen existing access associated with storage, distribution, sales, an office and workshop.

According to Thursday's (June 13) decision notice permission has been granted subject to a number of conditions.

And according to the planning officer's report it was assessed that, in overall terms, the scale and design of the proposals were acceptable in relation to the building and would not have a detrimental impact on biodiversity.

It states: "In all aspects the proposals are compliant with the objectives of the relevant adopted local plan policies.

"The application has been considered and determined under the council's delegated powers procedure."

According to a planning statement the unit is on the south western side of Brunel Way to the north of Cumbria Coaches and Guard-A-Force UK (Security Solutions) premises and south Westmorland Garage and the North West Private Ambulance Liaison Services premises.

It states: "On the opposite side of the road there is the Cumbria Constabulary Carlisle Divisional HQ. To the south there are allotments.

"Unit 6 was previously occupied by TMS Motor Spares Ltd before the company re-located to Unit 1 4a/4c Brunel Way.

"The application site is part of Durranhill Industrial Estate which, under the Carlisle District Local Plan 2015-2030 is a designated a Primary Employment Area. The site is located within Flood Zone 1 and is not at risk from flooding."

According to the report the re-use of a workshop base by Agrigroup would be primarily for the off-site repair of plant and machinery.

The report concludes that Durranhill Industrial Estate is a designated Primary Employment Area suitable for business or employment uses, where the intensification of business floorspace is encouraged.

It states: "The business will provide a commercial service for local businesses, appropriate to the industrial estate and the neighbouring commercial uses that characterise the area.

"In its own way, it will lead to economic benefits to the local area which in turn would support job creation.

"The proposal involves the effective re-use of an existing vacant property that will not lead to unacceptable harm to the appearance of the area; and will not be detrimental to highway safety.

"The proposed development complies with the policies of the Development Plan and there are no other matters that merit the refusal of permission."
