The first homes in a new housing development, set in the heart of the Lake District, have been launched onto the market.

David Britton Estates is the sole agent for Swallows Rise, a collection of 19 houses and five bungalows nestled in the tranquil hamlet of Sockbridge.

The location is enveloped by the boundaries of the Lake District National Park and only a short distance from Ullswater and Pooley Bridge.

Houses are priced from £350,000 to £925,000.

The initial phase has now been rolled out.

The managing director of David Britton Estates, David Britton, said: "Opportunities to market new build properties of such high specification in such enviable locations are exceedingly rare.

"The Lake District National Park is practically on the doorstep of this development, and the homes under construction promise to be truly stunning.

"We are thrilled to collaborate with Stoneswood Homes.

"Their attention to detail, quality of construction, and proven ability to deliver beautifully appointed homes are unparalleled.

"I anticipate that the first seven properties will sell quickly; therefore, early viewing is highly recommended."

The seven properties currently available range from a three-bedroomed semi-detached for £350,000 to a detached three-bedroomed bungalow for £495,000.

Neil Le Sage, the managing director of Stoneswood Homes, said: "We have placed a huge focus on materials, design, and the external aspects of the properties to ensure we did not do anything that wasn't in keeping with the environment.

"All the homes will be built with solid buff sandstone and the roofs from natural green slate.

"For the larger properties – which will be visible from the road when travelling to and from Pooley Bridge – we have worked hard to develop a traditional Georgian-style mansion house that boasts a timeless appeal and benefits from views across the far reaching Lakeland fells.

“The development will be very visible from the highway, so we had a moral obligation to get it right, which I think we have achieved.”
