REVISED plans for a new property replacing a redundant bus depot in Bowness on Solway have been resubmitted to the council.

The alterations made to the proposal on land east of Bowness House Farm aim to address previous refusal reasons.

Plans for the demolition of the building and creation of the four-bed home have been submitted to Cumberland Council by Mario Minchella Architects on behalf of Hunter Leisure Group Ltd.

The upgraded plans highlight the intent to breathe new life into the rundown site and to contribute positively to the streetscape while providing much-needed housing.

An initial application for the proposed site sought permission to construct two semi-detached dwellings, which authorities rejected in May 2024.

Concerns were raised over the excessive scale of the development, the lack of off-street parking and vehicle visibility, and the out-of-character and design proposed.

Under the revised plans, the scheme includes a single dwelling only as well as alterations within the building’s height from 2.5 storeys to 1.5 storeys as well as depth.

The redesign has emphasised traditional architectural elements, with the aim to harmonise the new dwelling with its surroundings.

“The design has been modified to a traditional single material of render with window surrounds, retaining the slate tile pitch, to match the adjacent properties and enhance the conservation style,” the planning application reads.

“The proposed development embodies the principles of sustainable development and responsible land use, as advocated by both national and local planning policy frameworks.

“By adhering to these guidelines and prioritising high-quality design and construction standards, the project seeks to create a lasting and positive impact on the community of Bowness on Solway, enhancing its vibrancy, resilience, and quality of life for generations to come.

“The revised scheme addresses all the concerns raised in the initial planning refusal, ensuring compliance with relevant policies and contributing to the overall improvement of the local area,” it reads.
