A countryside inn, which was once a tollgate on an ancient turnpike road and has links to celebrity chef Simon Rogan's protégé, is up for sale.

The Gate Inn was most recently used as a gastropub, but has been closed since 2022.

Located in the picturesque village of Yanwath, near Penrith and Pooley Bridge, the inn and an adjoining two-bedroom cottage can be purchased for £400,000.

Estate agent David Britton said: "I am a huge fan of heritage and buildings that have a story – and I’m pretty sure if the walls could speak at the Gate Inn, they could keep an audience enraptured for hours."

The Gate Inn, or the Yanwath Gate as it is sometimes known, was initially two separate houses, which were modified in the 19th century.

The older of the two houses dates back to 1683, as per the window lintel, while the second is believed to be from the early 18th century.

The Gate Inn's name is thought to originate from its initial role as a 'toll gate' on the adjacent turnpike road.

The Grade II listed pub boasts numerous original features and includes a fully functional bar/lounge, fitted commercial kitchen, a dining room, and WCs.

The former head chef of Simon Rogan's Rogan and Co, Louie Lawrence, most recently ran the property as a successful gastropub.

It offers an outdoor seating arrangement upfront, a large detached garage and extensive parking space at the back.

The site also has lapsed planning consent for two detached homes.

The two-bedroom cottage adjoining the pub is described as 'beautifully presented throughout,' with a 'wealth of character.'

It possesses a dining kitchen and utility room on the ground floor.

The first floor encompasses a spacious lounge, two double bedrooms, and a family bathroom.

Mr Britton said: "There are so many potential uses for this building, and I feel positive that a new owner with vision, imagination, and drive could make incredible things happen here.

"Space, potential, and charm are available in abundance.

"I do not expect this property to be on the market for long

"The possibilities for this site are endless, limited only by the hopes and dreams of the new owners."
