A "fully-fitted" gastropub just outside of Carlisle is now on the market.
The Black Lion, in Durdar, is available to lease after owners recently announced the "heavy-hearted" decision to close on social media.
"It’s with a heavy heart we have to write this but due to circumstances beyond our control we have had to close the black lion with immediate effect," a spokesperson said.
The property, near Carlisle Racecourse, is being listed by Walton Goodland.
With space for indoor seating for 65 patrons, an office or living quarters on the first floor, and a well-equipped commercial kitchen, it is ready to welcome a new or established restaurateur.
The annual rent is £27,500 excluding business rates, VAT, and all other outgoings.
It will be offered to let on a new lease for a term of years to be agreed.
"The opportunity would ideally suit a chef patron, husband and wife or partnership-led team looking to establish a name for themselves and strong presence within local and regional hospitality circles," the listing reads.
