A TWO-bedroom home can be built in Harrington, Cumberland Council planners have ruled.

The planning application was for a site on land to the rear of Mountain View and the decision to grant approval, subject to conditions, was made on Wednesday (July 31).

The officer's report states: "The site within the settlement limit comprises an allotment garden to the rear of a traditional terrace of houses.

"Other allotment sites and modern detached dwellings developed under similar circumstances are noted adjacent.

"The site is accessed from the public highway between two terraces over a broad expanse of unmade ground.

"This area provides for informal parking and access beyond, for allotments, lock up garages and public footpath."

Workington Town Council raised no objections about the single detached two-bedroom dormer bungalow and there were no third party representations received.

According to the report the application site lies within the settlement limits for Workington and the development of the dwelling will contribute to the ongoing sustainability of the area. It states: "The development achieves a good relationship with the built format and therefore the principle can be supported."

It adds: "The site obtained planning permission for the same design dwelling. However, it has come to light that a new access is to be created to serve the development which will cross over the front of the parking approved for this application.

"The applicant therefore seeks to amend the position of the dwelling further back within the site so parking can still be accommodated to the front of the dwelling.

"The development is for a single detached dormer bungalow which would have adequate parking and turning provision to the front with a private amenity space both to the front and rear.

"The scale and design of the dwelling is considered acceptable. Officers are satisfied that an appropriate separation distance has been achieved between the application site the existing terrace properties so as not to impede on the private amenity these properties currently enjoy."
