OUTLINE planning permission is being sought for five single-storey bungalows in Pooley Bridge.

The application for land at Church Croft has been put forward to the Lake District National Park Planning Authority by Atkinson Homes on September 25.

If given the green light, the detached homes will feature natural slate roofing and stone feature walls.

The site is currently used for grazing purposes.

Each property, which will be accessed from the main road B5320 via Church Croft, will have its own private parking space and entrances.

The development will also focus on renewable energy.

Each bungalow will be fitted with 405w solar photo-voltaic panels on the roof, generating sustainable energy.

A 7kW electric vehicle charging point will also be installed at each dwelling.

“To mitigate the phosphorus load, we have opted to replace the existing septic system with a package treatment plant at the lodge site near Watermillock,” the design and access statement reads.

A Biodiversity Net Gain (BNG) assessment submitted with the application indicates a net loss of habitat area at the proposed development site.

To offset this, if approved, a new habitat area will be created on an offsite parcel of land nearby.

 “The proposed development will not have an adverse effect on the character of the area as the design decisions will ensure the use local materials and products to enhance the overall appearance,” the design and access statement reads.

“The development will also bring much needed single story homes to Pooley Bridge and will be available to people with a local connection to the Parish and surrounding Parishes.”
