PLANS for 60 new affordable homes in Brampton will be discussed by councillors next week.

Castles and Coasts Housing Association is hoping to develop a site on land to the south of Greenhill in the Cumbrian market town.

Members of Cumberland Council's planning committee are due to meet at Allerdale House to consider a number of planning applications next Wednesday (October 16).

The housing association's application also requests full planning permission for associated open space and infrastructure as well as one open market building plot.

According to the planning report it is recommended that members grant "authority to issue" approval, subject to conditions, to the head of development management subject to a satisfactory legal agreement being agreed with the applicant.

Conditions of the agreement include:

  • A financial contribution of £6500 to fund a Traffic Regulation Order to deal with changes to the speed limit order including its publication, implementation and ancillary work; an
  • The provision and maintenance of a satisfactorily nutrient neutral development to mitigate the impact of phosphates pollution from this development on the River Eden SAC.

The report states: "If the S106 legal agreement is not signed, authority be given to the head of development management to issue refusal."

According to the report the application site relates to an unallocated greenfield site located on the south-western edge of Brampton to the south of built housing at Greenhill on the eastern side of the C1046.

It adds: "The site, which is approximately 2.52 hectares in area, comprises a rectangular shaped parcel of land with an existing field access from Greenhill (C1046).

"The typography of the site is undulating with the land rising from the lowest point in the south-west corner towards to the highest point in the north-east.

"There are some areas of steeper land along the southern parts. The field is currently used for grazing of animals and a small stable block is also present on the land.

"The site is separated from the housing development to the north by post and wire fencing. The remaining boundaries are delineated by hedgerows with several existing mature trees located along part of the hedgerows to the north, east and south.

"To the south and east of the land agricultural fields are located. A public footpath (105013) leading from Green Lane House to Capon Tree Road is also located beyond the eastern boundary of the site.

Next Wednesday's public meeting in Workington is due to take place from 10.30am.
