A country house with more than 200 acres of land set on the outskirts of the Lake District has been listed for sale for £1.5 million.
Fellside Farm and Farmhouse, based near Cockermouth, has "spectacular views" in all directions looking out over both the Solway firth and the Lake District.
The farmhouse itself is a traditional Cumbrian long house which is in need of refurbishment but has the potential to become a family home.
It has three bedrooms, a kitchen, a utility room, a sitting room, a dining room, and a bathroom.
To the west of the farmhouse, there are eight farm buildings which includes a livestock building, a bull pen, sheep handling pens, and an implement shed.
Planning permission was granted by the Lake District National Park planning authority in June 2021 to convert these buildings into tourist accommodation.
The listing says that given the property's prime location on the edge of the Lake District, there are many opportunities to develop the the tourism potential of Fellside Farm.
The 211.89 acres of land is comprised of 159.79 acres of productive pastureland/permanent grassland, 9.28 acres of woodland/rough grazing land and 42.82 acres of allotment land.
The listing says: "The land is hilly in nature and classified by DEFRA as being of Grade 4/5 status and according to the Soil Survey of England and Wales the soil is of the Brickfield 2 Series which is a slowly permeable and seasonally waterlogged fine loam over clay which is best suited to the production of grassland, forestry and rough grazing for livestock production.
"The land is undulating and rises up from the village of Mosser at the northern boundary to the moorland line at the southern boundary from which spectacular views are enjoyed over the Solway Firth to the north and the Cumbrian mountains to the south."
Fellside Farm and Farmhouse is being sold by estate agents Strutt and Parker who can be contacted by calling 01423 578230.
