An estate agency's boss says Cockermouth's property market is notably strong, particularly for family homes near the town's school.
H&H branch manager, Anya Caine, believes the market is "continuing to be a great success".
Ms Caine added: "We are receiving excellent levels of enquires, and I am enjoying travelling all over the area to meet sellers and buyers face to face on location."
There has been an increase in the number of houses on the market, viewings, and sales.
Family homes in the £300k to £350k range are highly sought after, with many selling quickly and for more than the original asking price.
H&H reported family buyers are generally looking for a home ready to move into, and some buyers are looking for gardens and outdoor space.
They also believe a key factor within the majority of sales has been a location's closeness to schools.
E&E added: "The highly-respected Cockermouth school's reputation is a significant draw for families looking to move into the area.
"Despite the usual caution associated with an impending General Election, there are no signs of the market slowing down.
"The strongest market for property in the Lakes is usually for second homes, but it is especially positive for us that so many of the enquiries we are dealing with are for family homes, which bodes well for Cockermouth itself."
